What you will do: -
Preconstruction:
- Responsible for overseeing and managing multiple commercial
construction projects
- Thoroughly understand plans and specifications of assigned
projects
- Assist as needed/requested in the subcontractor
pre-qualification process
- Create or assist in developing project logistics plans
- Create or assist in developing preliminary construction
scheduleBuyout/Subcontracting & Change Orders:
- Understand Owner Contract
- Understand the Master Subcontractor Agreement (MSA)
- Understand project scopes of work
- Write subcontractor scopes of work for both bidding and
buyout
- Lead or participate in sub scope review meetings
- Manage or assist with complete buyout of project
- Process Owner and Subcontractor Change Orders with appropriate
approvals
- Oversee and sign subcontractor letters of intent
- Release subcontracts and PO's to the project coordinator when
serving as project lead
- Assemble and submit SAGE Form for approval as part of buyout
process
Construction Management:
- Update drawings and specifications in Procore and shared
drives
- Update project information and directory in Procore
- Request, track, and review subcontractor and supplier
submittals, shop drawings and product samples
- Create and monitor procurement logs
- Prepare, review and track RFI's
- Track project permits for trade subcontractors
- Manage meeting agendas and minutes for assigned projects
- Lead or participate in OAC and subcontractor meetings
- Monitor project quality standards and communicate with
Superintendent as necessary
- Hold subcontractors and vendors accountable for contracted
scope of work in conjunction with the site superintendent
- Coordinate scope changes, drawing updates and other documents
with Superintendents and affected subcontractors
- Proactively measures and looks ahead to plan for next steps and
tasks
- Adapt to new construction methods, tools, processes and
procedures
- Ability to overcome changes and integrate changes into new
processes
-Scheduling:
- Ability to build and update project schedules in Construction
Manager software
- Implement Lean Standards for each project, including weekly
work plans, project look ahead schedules, and pull plan scheduling
meetings
- Notify supervisor of potential schedule issues as soon as
possible
- -Closeout:
- Thoroughly understand and manage each assigned project's
closeout process
- Collect and track closeout documents for assigned projects
- Assemble and prepare final closeout documents for client
- Manage collection of as-built drawings for projects
- Manage punch list process to ensure timely completion by all
parties
- Ensure that all Certificates of Occupancy are obtained
timely
- Ensure all commissioning, test and balance and Owner training
is completed accurately and timely
- Set up and lead project debrief meetingsFinancials:
- Manage all costs on project and report to direct
supervisor
- Manage monthly projections
- Track subcontract and supplier invoices
- Daily invoice review and approval of costs on project
- Prepare and develop cost loaded schedules
- Prepare owner billings for project - -
Safety:
- Actively participate in accident/incident investigations with
the site superintendents and the Human Resources department Team
Development:
- Interview, train, mentor, support and constructively evaluate
staff in the department
- Advocate for staff career development and growth
- Influence, understand and champion company, departmental, and
individual staff goals
- Supervise, oversee, and accept accountability for the daily
workflow of the department
- Identify personnel issues and provide solutions Minimum
Requirements:
- Bachelor's degree in Construction Management, Engineering, or
related field
- 10 years' combined experience as project engineer or
equivalent, and commercial project management.What we offer:
